Agent Responsibilities & Terms

Contract to Close

• All transactions must be submitted through the corresponding form on monarchtransactions.com and executed paperwork emailed to info@monarchtransactions.com if you do not upload to our portal.
• Agents are responsible for all negotiations, including contracts, repairs, and amendments.
• If a contract falls through, no fee will be charged.
• Dual Agency: Defined as when you or your partner/teammate represent both sides of the transaction (facilitating, unrepresented, or FSBO). Because two sets of compliance are required, Dual Agency will be billed at the Dual Agency/Single Agent rate.
• Payments are due within 14 days of closing. Late payments will incur a $25 fee for every 14 days overdue (up to $50/month). No new files will be started until payment is received.
• Pricing:
  • Contract to Close: $500
  • Dual Agency: $800
  • Compliance Only: $150
    Invoices will be sent directly to you. Payment can be made at closing on the Settlement Statementor ACH transfer.
• Files received by 4:00 PM CST will be processed the same business day if complete.

Pre-Listing to Listing

• All listings must be submitted through the online form at monarchtransactions.com.
• Payments are due within 14 days of the listing going active. Late payments will incur a $25 fee for every 14 days overdue (up to $50/month). No new files will be started until payment is received.
• Pricing: Pre-Listing to Listing: $300
  Payment is due at closing. Invoices will be sent directly to you and can be paid at closing on the Settlement Statement or ACH transfer.
• Listings that are cancelled after going active will still incur the full $300 fee, due at the time of cancellation.
• Files received by 10:00 AM CST will be processed the same business day if complete.

Compliance Only

• The TC will collect outstanding documents and signatures and submit them for initial Compliance.
• The Agent is responsible for collecting executed paperwork throughout the contract and closing process. The TC will submit all final paperwork for Closing Compliance.
